Describe work before counting seats
Record team size, attendance patterns, concentrated work and shared tasks. List meetings by size and frequency. A seat count alone does not describe how an office should function.
Separate staff and visitor journeys
Test reception, meeting rooms and confidential functions as a connected sequence. Identify which areas a visitor may reach and where access should be controlled. Include deliveries and service movement in the same exercise.
Confirm what the building allows
Ask the landlord for fit-out rules and available drawings. Coordinate building services, fire-safety matters and acoustic requirements with the appropriate specialists before approving the final layout.
Agree the approval route
Identify the people who approve layouts, costs, finishes and IT requirements. Consolidated feedback and recorded decisions help the project move through design and procurement with fewer avoidable revisions.
